The building is an eight-story, steel framed structure constructed in the mid-1960's and includes 52 privately owned residential condominium units and various shared spaces. The original HVAC system provided insufficient cooling, and ineffective dehumidification of corridors and other common areas. Watts studied the design and operation of the existing systems in order to develop a plan to improve thermal comfort throughout the building. The results of the study were summarized in a report that was presented to the directors of the condominium association. Watts designed upgrades to the existing HVAC system that included replacing the existing chiller and the central ventilation system. The new 130 ton centrifugal chiller uses a unique magnetic bearing design that reduces noise and vibration, critical to a residential occupancy. The new ventilation system provides proper cooling and dehumidification of the corridors and common spaces. The project was completed in the summer of 2007.
