The New York State Office of Parks, Recreation and Historic Preservation (NYSOPRHP) are renovating various buildings at Knox Farm State Park including the Stables, Greenhouse and Guesthouse. Stables - The polo stables were constructed in 1927 and are currently vacant. In an effort to find a new tenant, the NYSOPRHP performed general renovations to the structure. Watts conducted an asbestos-containing materials (ACM) and lead-based paint (LBP) survey of the structure and prepared the asbestos/LBP contract documents. Watts also oversaw all aspects of the asbestos and lead abatement projects. NYSOPRHP and Watts continue design and construction services at the Stables Complex to further restore the exterior of the structures. Greenhouse - The historic greenhouse is in desperate need of renovations. Watts performed a survey of the greenhouse and attached potting shed. The survey identified asbestos-containing boiler insulation and coal stockpiles in the basement. Future remediation will require preparation of the asbestos/environmental remediation contract documents, and oversight during all aspects of the asbestos abatement/remediation. Guesthouse - The basement of the guesthouse was flooded when a sump pump failed, causing extensive mold growth on the drywall partitions throughout the basement. In addition to the mold, asbestos-containing floor tile was identified. Watts prepared the asbestos/mold remediation contract documents for the future remediation of the basement.
